News Release: Oct. 1st Deadline to file for Ohio Homestead Exemption !!

September 17, 2007 - About 482,000 More Homeowners Have Applied for Property Tax Relief; Tax Commissioner: Deadline is Oct. 1

COLUMBUS, Ohio - Time is running out to sign up for the newly-expanded homestead exemption, which offers more than a half million additional senior citizens and disabled Ohioans hundreds of dollars of property tax savings starting with taxes paid next year.

Tax Commissioner Richard A. Levin said today that county auditors must receive homestead exemption applications by Oct. 1 in order for taxpayers to receive property tax relief on their 2007 bills, which are payable next year. Forms postmarked by Oct. 1 – but received after that day – will not be accepted by auditors, he said.

“Homeowners who haven’t signed up yet need to act fast,” Levin said. “Get that application in the mail today. Or, better yet, pay a visit to your local county auditor.”

Fortunately, hundreds of thousands of Ohioans have already signed up for the newly-expanded exemption, according to a new Ohio Department of Taxation survey of county auditors. (Note: County-by-county results are available on the department's Web site.)

The statewide survey shows that an estimated 482,000 senior citizens and permanently and totally disabled Ohioans had applied for the property tax relief program as of Thursday, Sept. 13. That’s nearly 88 percent of the estimated 550,000 additional homeowners thought to be eligible.

“Ohio’s county auditors are doing an outstanding job getting the word out,” Levin said. “Still, it’s clear that there are more Ohioans out there eligible for meaningful property tax relief.”
The above figures do not include approximately 224,000 homeowners who were already signed up under the old homestead exemption rules, which excluded Ohioans who earned more than $26,200. Homeowners who were already signed up for the homestead exemption before July 1 do not have to reapply.

The expansion of the homestead exemption was a key component of the two-year state budget bill signed into law on June 30 by Governor Ted Strickland. The changes generally mean that, regardless of income, senior citizens and permanently and totally disabled Ohioans who owned their home on Jan. 1 may shield $25,000 of the market value of their home from property taxes.

The exact amount of savings from the exemption, which is nonrefundable, will vary from community to community based on local tax rates. On average across Ohio, newly-signed up homeowners are expected to save about $400 per year.

Applications for the homestead exemption are available from any county auditor or on the Ohio Department of Taxation’s Web site: www.tax.ohio.gov.

CleveWest Music Consorte

This performing ensemble, located on the west side of Cleveland, Ohio, will present approximately 3 or 4 performance events each concert year. Each presentation is designed to provide a seamless 100 minutes of eclectic music and dance from the great classical masters to jazz and music of faith.

Performers and staff reside in the following communities:
Amherst, Avon, Avon Lake, Bay Village, Cleveland, Elyria, Grafton, Lakewood, Lorain, Medina, North Olmsted, North Ridgeville, Parma Heights, Rocky River, Sheffield, Stongsville, Vermilion, and West Park.

I have a vested interest in this group. I built and maintain their website. My wife and youngest brother sing in the chorus, and our Office Coordinator Kelly is on the staff. My father and the founder of The Hisey Group Realty Team is the conductor. It truly is a great group, and experiencing a performance is well worth the effort.

It is time to gear up for the Mojo Blues Festival. It is happening this Saturday Sept 29th at the Savannah in Westlake. The show will run from 8:00-1:00 at The Savannah in Westlake, Ohio. If you've never been to Savannah Bar & Grill - it's great fun.

Dave Morrison and Aces & Eights will be performing. I can say from personal experience that they are fantastic. Billy Branch & The Sons of Blues Band will also be performing, and Dave told me they are great.

Green Business? Housing? Transportation? Etc???

I probably read too many magazines. Fast Company, Inc, Fortune, Business 2.0, Inside Business plus a half dozen non-business magazines. Every magazine has articles, and even entire issues based on the new "Green Economy". It has interested me enough to do some additional reading - currently "The Clean Tech Revolution" By Ron Pernick and Clint Wilder in which they discuss the top technologies and companies to watch in this new environment.

Green Home Construction Up 50 Percent

According to Realtor Magazine, August 2007:

"Almost 100,000 new green homes have been built under model guidelines developed by the National Association of Home Builders. That's up from slightly more that 60,000 that NAHB identified when it surveyed its members in 2004, the year it developed its guidelines. To NAHB, the green building includes, among other factors, construction techniques that minimize waste and emphasize the use of sustainable materials."

I think this is going to become a growing niche over the next decade. The Midwest will probably lag behind, but it will reach us eventually. Many of the green organizations are predicting (and I'm sure hoping for) smaller homes with the price savings going towards better windows, doors, insulation, energy efficient appliances and heating/cooling systems, etc.

Will better efficiency be reflected in resale value down the road? Only time will tell.

Designed by J. Milton Dyer, a prominent architect based in Cleveland, Ohio in the mid 1900's, the Stone Manor is on the National Register of Historic Places. Payer's manor is the only Frank Lloyd Wright inspired ranch on Lake Erie's Bass Islands. Some of the architect's other noted works include the Jay Pickands House in Bratenahl, the Cleveland City Hall, the Cleveland Athletic Club, and the Cleveland Coast Guard Station.
The East Point Manor has two wings extending to either side of the great room. The wings extend diagonal to the waterfront, providing maximum views of Lake Erie. The manor is approximately 180 ft. long, and one story overlooking over 300 ft. of Lake Erie frontage. The manor is built in the style of an old world english hunting club. Constructed of native limestone the building is topped with a copper roof. The center great room has approx. 15 ft. beamed ceilings with two large chandeliers.
Prayer Manor's great room includes stone walls, floor, and a large stone fireplace. The eastern wing contains two bathrooms, three bedrooms, and an enclosed patio. The west wing contains the kitchen, maids quarters, laundry, bathroom, childrens area, a private enclosed patio, and a two car garage.

Sep. 8, 2007 - Stone Quarries in Amherst, South Amherst, Brownhelm Township
Amherst, Ohio's Stone Quarry Has A New Buyer

I noted in Crain's Cleveland Business that Mr. Stuart Lichter, a Northeast Ohio real estate developer, has agreed to buy the stone quarries and related real estate in Amherst, South Amherst, and Brownhelm Township. The land holdings include approximately 1100 acres. If you have been following the news, this is where a supposed luxury resort was being planned by a British-based investment group.
American Stone Industries Inc. has apparently agreed to purchase the property for $22 million plus an undisclosed amount of debt. This is subject to the ability of the new owner to follow through with development plans. The quarry operation is included and will continue to operate.
Mr. Lichter has been buying property in the region for approx. 20 years. Recent purchases have included the former Ford Motor Co. assembly plant in the city of Lorain and the Heritage Business Park in Euclid.
I grew up in Lorain County, and formerly lived in Brownhelm Township. I walked the quarries years ago, and there are some beautiful areas - with the quarry offering some amazing opportunities. This truly is a beautiful piece of property, rich with history.
Mr. Lichter admits to having limited experience with residential development. Let's hope he makes this a quality project. He has a good track record with his commercial endeavors.

New Walking Tours of Oberlin!The Oberlin Heritage Center will be offering new 1 hour and 15 minutes guided walking tours of Oberlin, focusing on Oberlin's history through its architecture around Tappan Square (flyer). The tour will be offered three times this fall by Oberlin Heritage Center staff member Prue Richards: Friday, September 14th at 10:00 a.m., Saturday, October 6th at 1:00 p.m., and Friday, October 12th, at 1:00 p.m. Enrollment is limited so reservations are required and may be made by calling (440) 774-1700 or by sending an email to tourinfo@oberlinheritage.org. The tours are recommended for guests aged 14 and above. There is a $6 per person fee ($4 for Oberlin Heritage Center members). At our Tuesday office meeting the Realtors present brainstormed to list the "Top Best Things in the Market" today, and also the "Top Negatives।

Here is what we came up with:

Favorable pricing for buyers.
Low interest rates.
Large inventory.
FHA requirements are being lowered.
Our agents have fortitude.
Market will come back.
Lenders are learning a lesson - will get things cleaned up.
Global economy has absorbed some of the losses.
We can help first time home buyers get foreclosed homes.
Reduction in Realtors - Only the most dedicated/professional will survive.
Buyer's Market.
More FSBO's seem to be considering using a Realtor - tougher market requires more visibility.
Renovation Financing an excellent option and available.
