Sep। 13, 2007 - Historic East Point's Stone Manor on Middle Bass Island, Ohio For Sale
Feature Real Estate: Middle Bass Island Ohio's "East Point Stone Manor"
We are looking for a special new owner for this historic lakefront home with it's sweeping grounds.
Built between 1925 and 1926, the "East Point Manor" or "Harry Payer Stone Manor" on Middle Bass Island's east point was built by Cleveland attorney Harry F. Payer. Mr. Payer vacationed at the manor from 1926 until his death in 1952.
The current home and grounds consist of approximately 5 acres of rare island lakefront property. When the manor was originally built the island was primarily an agricultural area. Payer's estate, at the time consisting of approximately 100 acres, featured acres of open meadow, orchards, vegtable gardens, vineyards, guest and worker housing, and riding trails. A special feature was the nine hole golf course. Guests enjoyed golf, fishing, swimming, boating, and the riding stables.
Todays' Middle Bass Island consists of primarily vacation homes. Known as "The Quiet Island for Active People" Middle Bass Island is a short boat ride to the activity provided at Put in Bay and Kelleys Island. After exploring the exciting attractions of Lake Erie's Islands you can return to your quiet get-away for rest and relaxation. Visitors and residents still enjoy some of the best fishing in the world, recreational boating, swimming, and other water sports.
Designed by J. Milton Dyer, a prominent architect based in Cleveland, Ohio in the mid 1900's, the Stone Manor is on the National Register of Historic Places. Payer's manor is the only Frank Lloyd Wright inspired ranch on Lake Erie's Bass Islands. Some of the architect's other noted works include the Jay Pickands House in Bratenahl, the Cleveland City Hall, the Cleveland Athletic Club, and the Cleveland Coast Guard Station.
The East Point Manor has two wings extending to either side of the great room. The wings extend diagonal to the waterfront, providing maximum views of Lake Erie. The manor is approximately 180 ft. long, and one story overlooking over 300 ft. of Lake Erie frontage. The manor is built in the style of an old world english hunting club. Constructed of native limestone the building is topped with a copper roof. The center great room has approx. 15 ft. beamed ceilings with two large chandeliers.
Prayer Manor's great room includes stone walls, floor, and a large stone fireplace. The eastern wing contains two bathrooms, three bedrooms, and an enclosed patio. The west wing contains the kitchen, maids quarters, laundry, bathroom, childrens area, a private enclosed patio, and a two car garage.
Payer's "East Point Manor" also known as "The Stone Manor" is currently on the market for $1,400,000. For additional information contact Ernie Hisey or Lee Hisey at 1-800-974-5184. Visit

The owner of this amazing property is looking for a new owner that will protect the historic significance of this Ohio landmark. Historic preservation must be a factor for any offer to be considered.
Sep. 8, 2007 - Financing For Large Projects Drying Up?
Is Financing for Large Residential Projects Drying Up??
My father, Ernie Hisey was recently talking to a respected developer in Ohio with whom we have had business dealings. He stated that finding financing for large projects is getting very difficult. Has anyone else faced the same problem?

Sep. 8, 2007 - Stone Quarries in Amherst, South Amherst, Brownhelm Township
Amherst, Ohio's Stone Quarry Has A New Buyer
I noted in Crain's Cleveland Business that Mr. Stuart Lichter, a Northeast Ohio real estate developer, has agreed to buy the stone quarries and related real estate in Amherst, South Amherst, and Brownhelm Township. The land holdings include approximately 1100 acres. If you have been following the news, this is where a supposed luxury resort was being planned by a British-based investment group.
American Stone Industries Inc. has apparently agreed to purchase the property for $22 million plus an undisclosed amount of debt. This is subject to the ability of the new owner to follow through with development plans. The quarry operation is included and will continue to operate.
Mr. Lichter has been buying property in the region for approx. 20 years. Recent purchases have included the former Ford Motor Co. assembly plant in the city of Lorain and the Heritage Business Park in Euclid.
I grew up in Lorain County, and formerly lived in Brownhelm Township. I walked the quarries years ago, and there are some beautiful areas - with the quarry offering some amazing opportunities. This truly is a beautiful piece of property, rich with history.
Mr. Lichter admits to having limited experience with residential development. Let's hope he makes this a quality project. He has a good track record with his commercial endeavors.

Sep। 5, 2007 - Today's Real Estate Market In Ohio
At our Tuesday office meeting the Realtors present brainstormed to list the "Top Best Things in the Market" today, and also the "Top Negatives।
Here is what we came up with:
Top Best Things in Today's Market:
Lenders want to make loans.
Favorable pricing for buyers.
Low interest rates.
Large inventory.
FHA requirements are being lowered.
Our agents have fortitude.
Market will come back.
Lenders are learning a lesson - will get things cleaned up.
Global economy has absorbed some of the losses.
We can help first time home buyers get foreclosed homes.
Reduction in Realtors - Only the most dedicated/professional will survive.
Buyer's Market.
More FSBO's seem to be considering using a Realtor - tougher market requires more visibility.
Renovation Financing an excellent option and available.
Strenth of ancillary services makes a difference. This is a strenth for Real Living Realty One.
Top Negatives:
Too Much Inventory
Media excessively negative.
Fewer Buyers.
Sellers unrealistic about pricing.
Appraisals.
Stricter loan requirements.
More foreclosures on the horizon.
Poor mortgage practices.
Recent sellers/buyers are in a short sale situation.
Buyers are bargain hunters, but want to be top dollar sellers.
Many double mortgages (bridge loans) to deal with.
Falling home values. (sellers with unrealistic expectations)
Buyers - Indecision.
WAY TOO MUCH STRESS......
