Preparing for Your Virtual Tour Pictures

Virtual tours are a high tech method of showing your home that helps to fill the gap between looking at pictures and and actually touring the property. It allows us to provide a sense of perspective and dimension that a slide show does not provide. The more unique the architecture or view the more effective the tour. Sellers do not need to waste as much time preparing and making arrangements for actual Buyer's tours. Buyer's don't waste as much time touring properties that don't meet their criteria.

There are some simple things that the Seller can do that can make a huge difference prior to your Hisey Group Howard Hanna representative's arrival:
  • Remove Clutter (it makes a HUGE difference).
  • Put away smaller couter top kitchen gadgets like toasters, kitchen utensils, hand soap dispensers, etc.
  • Maximize "Space" by removing furniture that you don't use everyday. (let the Buyers imagine their furniture in the space)
  • Take everything - magnets, note pads, etc., off of your refrigerator.
  • Put all toys, bicycles, lawn tools, etc. in storage and out of site.
  • Excessive family photos do not show well.
  • Large collections of items may be impressive, but unless included with the home they do not help sell your property.
  • Unique home features will be highlighted - views, fireplace, cathedral ceilings, etc. Make sure they are in top shape!!
  • Clean, clean, clean.
  • Clean light fixtures for maximum light dispersal.
  • Add a light.
  • Remove rugs, particularly if they are a very unique color, to show off nice wood or ceramic tile flooring.
  • Park vehicles at the neighbors or a nearby parking lot.
  • Hide garbage cans or move them out of view when assisting the photographer/Realtor.
  • Limit seasonal decorations and make them tasteful.
  • Mow your grass the day before.
  • Fresh mulch looks great!! (as with your paint colors - keep it neutral - not red please)
  • Pay special attention to views of Lake Erie, rivers, streams, wooded areas, islands, etc. They will be in the tour - clear clutter, trash, tree limbs, etc. that may interfere with the view. It can make a huge difference in the final product.
