Many listings expire over the holidays. Sellers frequently do not want to be bothered during Thanksgiving, Christmas and New Years Eve. With the new year approaching you should ask yourself - Do I still want to sell?
- Why didn't it sell when it was on the market before?
- Over Priced? (who determined the asking price and how was it determined?)
- Improvements Needed? Have you corrected the homes weak points?
- How does it compare to similar real estate on the market in the area? (Have you toured any of those homes?)
- Have you corrected any obvious problems? (Will Buyers LOVE IT - NOT YOU!)
- Clutter
- Odor
- Bad Entrance and Landscape
- Wallpaper or Colors
- Poor Pictures/Videos/Tour
- Poor Description/Data
- No marketing on Facebook/Twitter/Blogs (social media)
- Poor exposure on specialty websites/Poor Broker website.
- Can you proceed with your plans if you don't sell?
- Planned Move Possible?
- Rent your current home?
- Use other funds/financing?
- Change of plans acceptable.
