Middle Bass & South Bass Island, Ohio on Lake Erie - Ohio's Great Lake!

Things are hopping on Middle Bass Island, Ohio this fall.  The state of Ohio is continuing it's work on improving the large state park, campground and marina.  Last weekend they were demolishing some of the older homes that are on state property and no longer used.  


I was on Middle Bass Island on Saturday shooting pictures and taking measurements for some new listings - watch for details or subscribe to our e-newsletter at our website at http://www.ohiovacationland.com for updates!  It's good to see the state working to improve the park.  The tent camping area on the shores of Lake Erie is becoming one of the best still undiscovered campsites in Ohio.  Amazing views!  You literally camp within 20 feet of the lake shore for some sites.


The Middle Bass Island State Park Marina is one of the best on the lake.  Enjoy a new dock master facility, showers, restrooms, and plenty of safe modern space.  There is also a new boat ramp that is free to use.

Just Stuff -

The Howard Hanna annual conference ended yesterday, and it was the best yet.  Because Howard Hanna is now the 4th largest real estate brokerage in the U.S. and growing rapidly into other states it was a fantastic way to highlight the new Cleveland Convention Center.  What a beautiful facility!  The adjoining Health and Innovation Center is also very impressive. Downtown Cleveland is truly a city on the move!  If you haven't had a chance to view both buildings you really need to check them out.

Downtown Lorain, Ohio - Working Towards a Revival?

This week I had the opportunity to have conversations with two people involved with downtown Lorain.  One was a member of the Port Authority board and the other a business organizer and owner on Broadway Ave.  Both gave me hope that this city will eventually have a long overdue renaissance.
Are business owners going to organize, work with the city and port authority and create a unified plan?  Can the city create avenues to the river and lake through the "great wall" of buildings currently running along Broadway Ave blocking one of the best locations for festivals and concerts in the county?
The city has consistently fallen behind other lakefront communities despite being on Lake Erie and a river, having ample labor and inexpensive real estate.
If a combined force can ever be created and work together then Lorain, Ohio could once again have a booming downtown business environment with artists, musicians, restaurants, theater and new living opportunities.
Lets hope the small steps forward can turn into leaps and that politics and infighting will no longer be an impediment to future progress.  Lorain has unlimited potential and can become an asset for Lorain County and Cleveland's West Side.

How will the government closure impact purchasing a home?

As of this morning Congress failed to reach a compromise.  How could this impact your purchase of a home?
  • ·         For the time being the mortgage market will continue to operate as it has, although things may be slower than usual.
  • ·         The FHA and VA will remain open however there will be a pared down work force.
  • ·         FNMA and Freddie Mac will continue to purchase loans. 
  • ·         The USDA will shut down.  There will be no new loan approvals until a budget compromise is reached.
  • ·         The IRS will shut down. Verification of tax returns will not be available. This has the potential of delaying closings.

We have been very busy in our North Central Ohio region. Real Estate seems to be gaining steam.

I'm afraid I haven't had much time to blog lately.  At the moment we have a large number of buyers, and not enough listings.  If you are considering listing your home for sale - now is the time.  Interest rates are climbing and show every indication of continuing to increase which will reduce what our buyers can afford to purchase.  If you are in a market with a shortage of listings we have buyers for your market!



Do you own a Lake Erie waterfront condominium?  We have regular inquiries for one year rentals.  Howard Hanna rental listings require one months rent for bringing a tenant to the table.  I had 3 inquiries just this week for a condo at Harbor Walk development in Lorain and another for Whispering Shores in Vermilion.  If you would like to put your condos on our list contact me.  We can do a one tenant only listing.

I'll be at Pine Lakes development in Huron Township just off of State Route 250 south of Sandusky on Saturday from 12 to 3 pm.  Stop in and tour these wonderful condos.  They are stand-alone so you aren't sharing a wall.  Pool, club house and picnic shelter are already built.

Sunday I'll be holding 1900 Put-in-Bay Rd on South Bass Island from 12 to 3 pm.  This is a beautiful home with many of the furnishings included.  Enjoy rental income from the units above the back building.  Surrounded by woodland this home is in a truly beautiful location on the slower southern end of the island.

Our team member Jim Steenstra will be holding open 237 Parkview in the beautiful Lake Erie waterfront community of Avon Lake.  This home is located on a lovely street approximately 5 minutes from Lake Erie.  It is a quick 10 minute bike ride - or less - to the beach.  Jim will be offering 2 free Indians tickets complete with parking passes.  Just sign in at the open house this Sunday, September 15th between 1 and 3 pm, or on Thursday from 6 pm to 8 pm for the Twilight Open House.  Anyone that enters on either day has a chance to win!  Restricted to one entry per household please.

Middle Bass Island, Ohio -

Middle Bass Island, Ohio still has a very "small town" atmosphere.  Middle Bass is 805 acres, and is located within the Lake Erie Islands in Ottawa County, Ohio.  It is one of 23 islands, and is the "Middle" island of the three Bass Islands.  There is a general store, gift shops, post office, two restaurants, and paved airstrip on the island as well as several nature preserves and lodging facilities.

Entertainment and dining opportunities include J.F. Walleyes and St. Hazards.  Residents and visitors enjoy ice fishing, summer fishing, swimming, biking, and trips to all Put-in-Bay has to offer on the Sunny S.  The state of Ohio purchased large areas of the island to include historic Lonz Winery, and they are currently creating a beautiful park area and expanded campground.  More new waterfront campsites are now available!  Lonz winery will be undergoing renovation and redevelopment in the near future with the hope of a third restaurant and a museum.

The new greatly expanded Middle Bass Island State Park Marina is now open, providing modern conveniences.  New restrooms and employee housing, the Dock Master's building and the new Middle Bass Island Yacht Club have all been completed and are beautiful!

The ferry dock which currently services vehicle and passenger service on  Miller's Ferry from the mainland and passenger only service on the Middle Bass Ferry to Put in Bay is all new since 2011.  The dock area was recently refurbished and now the facility includes a new building.

Sunday at Put-in-Bay, Ohio on South Bass Island

I had a lovely open house on Put-In-Bay Rd. on South Bass Island yesterday.  Nine people came through the home, which for an island open house is a reasonable number.  This is a fantastic home with charm and class throughout.

After the open house I took some rare free time and made the trip to the top of Perry's Monument to shoot some pictures.  While very hot it was still a glorious day!  Our Lake Erie Islands are truly beautiful.

 After getting my usual burger and beer at Tony's Garage I tried out a new restaurant next door.  The Old Forge CafĆ© and Creperie.  A hot coffee, desert crepe and running into an old friend was the end to a perfect day on Ohio's Lake Erie Islands.

The day started with a beautiful ferry ride from Catawba to Middle Bass Island aboard the Miller Ferry - a truly lovely time on Lake Erie.

We had a fantastic all island open house yesterday on Middle Bass Island with over 100 people going through our 10 homes.  Our next "All Island" open house will be in August.  Stay tuned for details!

After the open house my wife and I and another couple hopped the Middle Bass Island Ferry from Middle Bass to the village of Put-in-Bay on South Bass Island.  Put-in-Bay was hopping, and we enjoyed Lobster Bisque, fantastic Lake Erie views and libations at the Boardwalk.  The ladies did some shopping while Jim and I (future team member as soon as he takes his state test this month) stopped in at a couple of establishments along the way.

Another Saturday on Ohio's Lake Erie Islands for an Island Realtor

I had the pleasure of my lovely wife's company on Saturday during my usual island hopping tour.  We took a Miller Boatline ferry from Catawba to the southern shore of South Bass Island and grabbed one of the ever present taxis.  I've found every driver on the island to be friendly and happy to talk about the island's events and attractions.  We took a quick ride to a beautiful listing we have on the southern end of the island and I took some new pictures to include changes they have made to add to our various websites.  It is a lovely home with a back building that includes two rental units.


After I was finished we got some exercise by walking to the village of Put-In-Bay on the north end of the island.  All of the islands are fantastic places to walk, bike and enjoy some "Island Time".  We went to one of my favorite places for a quick burger and beer - Tony's Garage.  The staff was friendly and I had my usual - a very good burger.  My wife enjoyed some shopping and her usual fudge from the PIB Candy Bar.

After a fantastic afternoon we caught the Sonny S from the Boardwalk to Middle Bass Island.   I took pictures of several homes, updated signs and fliers, and spoke with numerous islanders.  We again caught the ferry to the mainland from Middle Bass. 


How do you top a day on the islands?  We spent the evening at Mon Ami Winery where we enjoyed wine tasting and their amazing Saturday Seafood Buffet
