Northern Ohio Real Estate: Your Listing Expired. Do You Still Want to Sell?

Just More of Ohio's North Coast Stuff

Another day in Northern Ohio.  I cover a large area traveling and enjoy a wide range of input from blogs, newspapers, etc. covering our area.  There is always something positive happening on Ohio's North Coast.

  • The Cleveland Metroparks is getting closer to taking over the currently Ohio State Park controlled lakefront parks in Cleveland.  If the results are anything like the Lorain County Metroparks taking over Lakeview park in the city of Lorain then we all should support this move.  Lakeview Park has become a true diamond along Ohio's North Coast.
  • The housing market is taking a quicker pace going forward.  You can read my previous posting on some of the reasons.  Many, many neighborhoods within our market area are seeing some real progress towards a recovery.  Thankfully we never experienced the huge bubble and decline experienced in so many other areas of the country.  
  • I love the communities along the Cuyahoga River's western shore.  Ohio City and Tremont are fantastic.  New businesses are opening so quickly that it is hard to keep track.  One business I read about recently is Visible Voice Bookstore - a very cool community oriented book store within the Tremont neighborhood.  Visit their website at:  http://www.visiblevoicebooks.com.  The Westside Market and surrounding area is thriving.  Their 100 year anniversary added new vigor to an already growing neighborhood.
  • I was on South Bass Island and drove around Put in Bay over the weekend.  There are plenty of Christmas decorations - I wish I had time to take more pictures.  The late fall residents are getting into the Christmas spirit!  We still have several listings on the island, and would be happy to set-up a tour of property available for sale.  Construction abounds - always a good sign.  Contact me today!
  • Middle Bass Island is also hopping.  The Middle Bass Island State Park Marina is now PAVED!  New blacktop throughout the marina.  The campground has opened up a large area along the lakefront - guaranteed to be some of the best views on the great lakes for campers.  Guaranteed!  Enjoy true lakefront camping.  There is still talk about a paved walk from the ferry docks to downtown (where I am proud to say our new Howard Hanna satellite real estate office is located - The Hisey Group, Howard Hanna at 851 Fox Rd).  This is a fantastic idea.  It would tie everything together, make the main road safer, and help to support all of the little businesses that exist and that will doubtlessly be created in the future.

The Housing Market is Turning Around! Why?


The home market is slowly turning around.  Some pockets are improving more than others.  Why?
  • Amazing, unbelievable, incredible low interest rates.  (yes - I refinanced again)
  • Fewer foreclosures - in our area resulting in harder negotiating on the seller side.
  • Certain pockets are climbing faster than others, but there is a good chance it will spread to surrounding areas.
  • Rents are going up and in many areas units are harder to find.  (limited selection)  This is encouraging many people to reconsider buying a home.
  • "Home Formation" is reportedly on the rise.
  • Low home inventories in many markets (averaging near 10 year lows) are creating multiple offer situations.

Insurance Claim Tips from Howard Hanna


What to do:

· Don’t Wait: Get in touch with your insurer right away to get the claims process started.  In the event of a serious dis­aster like Sandy, many will be filing claims, so try to get a jump on the process.  Also, some insurers have time limits on how long they will honor a claim.
 If possible, you will want to have a copy of your insurance policy on hand to review, as well as the policy num­ber to reference.

· Record Damages: You should document the damages that occur in your home, whether it be with photographs or video.  Be sure to capture each piece of property that was damaged and save not only the record, but the property it­self.  Your insurance claim adjuster will usually want to inspect the damaged property. 
¨ Taking inventory on your belongings can be a great help in the claims process.  For an easy site to create and store your inventory, go to Knowyourstuff.
· In a pinch, ask credit card companies for statements on old purchases.                 

· Prevent further damage: Taking precautions to prevent further damage, such as boarding up a broken window, throwing a tarp over a leaky roof, etc., can spare you additional expenses and trouble. 

· Keep Records: Document conversations and contact involving the claim.  Also, keep receipts for all repair and re­placement costs, from hardware store supplies to living expenses.  This can be important in making the process run smoothly, particularly if you reach a disagreement with the insurer.

· Hold off on spending:  Don’t spend too much on temporary repairs prior to the adjuster inspecting the damage.  Wait until you know what your claim is worth before you shell out to have it fixed.

· Be Weary of Frauds:  Con artists have a history of taking advantage of disaster victims while they wait for their in­surance payments.  Be sure that you have trustworthy repairmen/contractors on the job.

· Be Patient:  If your claim is due to a climate disaster in the area, your neighbors are also trying to file home­owners insurance claims.  Typically, the most severely damaged homes will be dealt with first.

Northern Ohio Real Estate: Ohio's Lake Erie Islands, Rivers and Shores

The life of a Realtor can be a busy one.  Yesterday I got up at 5:20 am in the morning to handle my email and update two websites.  I packed my day-pack with cameras, tape measure, basic paperwork and bicycle and headed for the ferry dock at Catawba.  I always enjoy talking to people on the ferry boat.  There were not many people on this cold and rainy day, but I did talk to a couple who were going over for their first time as tourists.  I suggested they come back in the spring when more was open, but recommended some places that were still open for business.

I showed a nice ranch we have listed on South Bass Island (Put in Bay is a Village on South Bass Island) to some buyers.  They seemed interested - but you never know until they contact you for more information or to make an offer.  While leaving the ranch I got a call from a contractor who was doing work on the island and he and his wife wanted to look at a historic home surrounded by woodland that has been completely restored.  I was two blocks away and met them in 20 minutes.  They were very impressed since I was on a bicycle.

After showing the homes and refilling the flier boxes I headed for the village and grabbed some quick lunch at the Fishbowl.  I then biked over to the Miller Boat Line office from which I caught the ferry over to Middle Bass Island.  Once on Middle Bass I helped my father winterize our place, pulled most of the flier boxes on the island and stored them in our island office (just ordered new signs for the street for next spring!!) and grabbed more food at Walleyes.

The Real Estate Market Showing Signs of Recovery with Shortages in Key Ohio Markets & Price Ranges

Some of our key markets in Northern Ohio are short on listings -
I've been hearing about data and saw a couple of charts at a meeting showing a decline in listings available in key markets in the mid price range - roughly $200k to $400k.  I decided to check one of our markets - the 44089 zip code for Vermilion, Ohio and the surrounding areas.  With an increase in buyers and very, very low interest rates we've been experiencing increased sales.  Apparently many sellers can't sell or are hoping prices rebound dramatically to pre-decline levels (unlikely).  Remember - if you can afford to sell and wait until you homes value is worth more you will also lose the lower prices when you purchase and interest rates will undoubtedly go up.  If you dream is living on the beach and you have equity in your home now is the time to make the move.

Ohio's Northcoast Real Estate Update along Lake Erie's Southern Shore

I'm sitting at Rio in Avon Lake, my regular coffee shop in the morning, and just reviewing my month and plans for today.  We have had a flurry of activity this fall, selling multiple waterfront condominiums both along the shore on the mainland and on our beloved Lake Erie Islands.  Buyers that have been sitting on the fence waiting for the Lakefront Condo of their dreams are now jumping into the market.  We have had are best activity in the Vermilion and Huron areas, and on Middle Bass Island.

We are at a point where we are going to be short listings to sell so I'll be sending out some postcard mailings this week to try to get more listings.  We send postcards to all "Expired" listings that meet our marketing criteria as well as specific lakefront developments.  I'm also doing the initial research on creating some  webinar programs for "Lake Erie Vacation Property" or "Lake Erie Living".  

We have a large number of parcels for sale currently, and the prices are amazingly low based on historical pricing.  I'm not sure why we do not have more investors coming into the market and grabbing them at this point.  I can't imagine rates being lower or lot prices dropping substantially.  It would be a good time to purchase for a mid to long time period investment.  Visit http://www.OhioVacationLand.com to view what is currently available.

It's been a very busy month for us.  Our summer was not as fast as many agents in the area, however that seems to be changing quickly.  The islands are picking up fast, and our mainland Lake Erie waterfront condos have been selling with showings increasing dramatically.

My wife and I are enjoying our 28 year wedding anniversary this week, and have decided to stay in the area, keep our money spending local, and reintroduce ourselves to the many things in our area we do not generally have time to experience.  So far this week we have visited the new Cleveland Aquarium, the Natural History Museum, and numerous other venues.  The food has been fantastic.  We are going to an Indians game tonight after visiting a Lorain County Metropark in Avon, and will be going to the Cleveland Museum of Art, the islands, and Westside Market this week.  What a fantastic area we live in.

The Put-in-Bay Township Park District is holding its Middle Bass guided Ecotour on August 15.  Highlights of the tour include the new East Point Preserve, the new facilities at the State Park, the bald eagles nest at the Middle Bass Airport across from the Keuhnle State Wildlife Area and Petersen Woods, the historic Payer Estate, and much more. Tickets are $200 per four-person golfcart for non-members and $160 per golfcart for LEIC-BSC members. Call to reserve your golfcart, or bring your own 4-passenger golfcart over to Middle Bass on the Miller Ferry. This fundraiser for the new Park District will help to purchase and maintain fencing, interpretive signs, trails and restoration on their preserved properties.

Living Along Ohio's Islands, Rivers and Shores


The lovely fishing village of Vermilion, Ohio still retains much of its historic charm.  While there are several newer business areas, the communities "Downtown" is still the quaint 1837 Harbor Town Historic District. There is still some commercial fishing in Lake Erie, however Vermilion now hosts primarily sports fisherman. Another Week in Real Estate for the Hisey Group with Howard Hanna

It's been a busy week at the Hisey Group Howard Hanna offices. 
  • I created 5 virtual tours to help give buyers a look at neighborhoods and homes before they call to make an appointment.  This saves the Sellers the time and trouble of preparing for an unnecessary open or showing and the helps the Buyer not waste their valuable time looking at homes that are not what they are truly looking for.
  • My father has been back and forth twice to the islands and mainland filling flier boxes, showing island property, placing maps at the ferry docks and working on projects in the office.
  • Brett Hall, one of our new energetic team members from Avon Lake, showed an out of town Buyer homes in Avon Lake in the $350 to $450 thousand range. 
  • Our team showed multiple properties in Vermilion.
  • We are tracking 6 Pending sales - watching the inspections, deadlines, and closing dates.
  • I processed 2 price reductions.
  • Sunday I was holding open a house on South Bass Island (Put in Bay) while my father was operating our satellite office on Middle Bass Island.
  • I fielded calls regarding our ad in the next Showcase of Homes TV show Howard Hanna broadcasts on Sundays at 10:30 am on Channel 5.
  • We printed hundreds of fliers, updated the listing and sales boards in the office, and now I'm making a blog entry.

The annual rankings are compiled by REAL Trends, the leading communications and consulting company providing trends and research to and about the residential real estate industry. The rankings are based on the number of closed transaction sides by the company in 2011.
 
Howard Hanna recorded 34,292 closed transaction sides in 2011 with a sales volume of $5.8 billion.

Reminder: 3.8% Tax Is Not a Transfer Tax on Real Estate

I can't believe this is still floating around -

Tax time is nearing and once more rumors are circulating on the Internet and by e-mail that the health care reform law enacted two years ago includes a 3.8 percent transfer tax on real estate starting in 2013. That rumor is not true; NAR has material available to you to explain how that 3.8 percent tax works. It’s a tax on a very narrow band of investment income for high-wealth households (those who earn $250,000 in a joint return or $200,000 as an individual) that could come into play on the sale of a house if the sales gain is more than $500,000 for a married couple or $250,000 for an individual.

Even in the unlikely event the sales gain is more than that amount, the tax would only apply based on other considerations having to do with the household’s income and tax situation. The bottom line is that the tax, which was imposed to help shore up Medicare, will hit only some portion of investment income. Download a free brochure on how the tax works. Cleveland, Ohio 88 Acre Lakefront Nature Preserve Opened

Cleveland-Cuyahoga County Port Authority Opens Cleveland Lakefront Nature Preserve
Connecting People and Nature on the Waterfront is integral to Port’s Strategic Action Plan

FEBRUARY 6, 2012 – The Cleveland-Cuyahoga County Port Authority officially opened the Cleveland Lakefront Nature Preserve today, providing public access to a unique 88-acre urban wildlife habitat.

The Preserve is a man-made peninsula on the Lake Erie shoreline and a haven for a variety of migratory birds, butterflies and animals. Located at the northern end of Martin Luther King Jr. Boulevard on Cleveland’s East Side, it is open during daylight hours and provides one-of-a-kind recreational and educational opportunities for children and adults. Admission is free.

“The Nature Preserve is an extraordinary asset complementing our ongoing efforts to realize the full potential of the Lakefront,” said City of Cleveland Mayor Frank G. Jackson.

“The development of this unique nature preserve located in the heart of our capital city - Cleveland - is a perfect example of how we can redevelop our lakefront property and create an oasis in the middle of an urban metropolis,” said Cuyahoga County Executive Ed FitzGerald. “After years of use as a dumping ground, this site will now be used to enhance the health and wellness of all of Cuyahoga County’s residents living in the area known as the ‘Western Reserve.’”

Speaking at the formal opening of the Preserve were: Cleveland Councilman Jeffrey Johnson, Port Authority Vice Chair Marc Krantz, Cleveland Metroparks Executive Director Brian Zimmerman, County Executive FitzGerald’s Chief of Staff Matt Carroll, the Cleveland Museum of Natural History’s Director of Wildlife Resources Harvey B. Webster, and Port Authority CEO Will Friedman.

The Nature Preserve is a land mass that was created over time as sediment dredged from the Cuyahoga River and Cleveland Harbor was placed within dike walls along the lakeshore. From 1979 to 1999 the U.S. Army Corps of Engineers managed the site – then known as Dike 14 – as a sediment disposal facility.

After the site was closed to dredge material in 1999, nature took hold, resulting in diverse habitats that
include grasslands, a forest area, meadows, mudflats, shrub lands and wetlands. The environment drew birds and animals – and people who wanted to see the site opened to the public on a regular basis, particularly for bird-watching and hiking.

“I am delighted that the residents of the Ward 8 community will now be able to experience and enjoy the Cleveland Lakefront Nature Preserve,” said Councilman Johnson. “It is a unique opportunity for us.”

Last May the Port Authority Board voted to officially rename Dike 14 and open it as the Cleveland Lakefront Nature Preserve. Managing the Preserve to connect people and nature is also one of seven key policies in the Port’s new Strategic Action Plan.

The "Biggest Week 2012" Birding Event May 4th - 13th attracts bird watchers from everywhere!!


I have always known that the Lake Erie Islands and shores were a birding "hot spot" with visitors coming from all over the world - but I had no idea how "hot" bird watching really is! Birders come to our region all year, but particularly during the migration seasons. The "Biggest Week 2012" is a fantastic opportunity for birders to enjoy what those of us that are local know - we live in an area rich with birds!

I love watching birds, and am at this moment watching a bevy of birds at the five feeders outside my office window, but that is as far as it goes for me. Apparently birding is quickly becoming a booming interest for the Boomers generation.

The “Biggest Week 2012” is a 10 day “week” of some of the best birding North America has to offer. If you are anywhere else in the world in mid-May, you are in the wrong place. Think about it: A 10 day birding event featuring workshops, guided birding activities, half-day birding bus tours, keynote speakers, and more. Among the myriad of events offered during the festival are workshops, Woodcock Extravaganzas to observe the extraordinary displays of these woodland shorebirds, daily walks at the world famous Magee Marsh boardwalk and other area birding hot spots, evening keynote presentations, birding by ear workshops, and presentations on world birding. On top of all of that, birding guru Kenn Kaufman will be teaching several bird identification classes!

It all takes place in Northwest Ohio "The Warbler Capital of the World." The festival headquarters is moving to Maumee Bay Lodge & Conference Center this year, with additional vendors and activities at Black Swamp Bird Observatory.

The Biggest Week is organized by Black Swamp Bird Observatory, with support from our co-hosts at Maumee Bay Lodge & Conference Center, Lake Erie Shores and Islands (Ottawa County and Erie County Visitors' Bureau) , and Destination Toledo (Lucas County Visitors' Bureau).

New Liberty Aviation Museum at Erie-Ottawa Regional Airport


I recently stopped at the Lake Erie Islands & Shores visitor center at 770 S. E. Catawba Rd off State Route 53. This is a fantastic facility for visitors to the area, and provides a wide range of information and resources. Executive Director Larry Fletcher and I spoke about the "happenings" around our favorite area - Ohio's "Vacation Land" and he mentioned the new Liberty Aviation Museum building under construction just around the corner.
I stopped and shot some pictures and was amazed at the size of the structure being built and the amount of activity at the construction site. The centerpiece will be a B-25 Bomber manufactured in 1945. The George V. Woodling Jr. Foundation has provided $2 million of the #3.5 million project. The museum will also feature a PT boat, and will be the workshop for "Tin Goose" project workshop for the Experimental Aircraft Association. There are plans for many other attractions at the facility - stay tuned!
